The proposed scheme creates a strong landscape led design approach, which creates legible well scaled streets that follow good design principles while respecting local context and character, which will meet the requirements of the Council’s design related policies and guidance.

The building typologies, building relationships and public realm create strong places throughout the site, which ensures social cohesion, well-being and health are at the foundation of this future community.

The key features of the layout are:

• 24 new dwellings of two storey scale and in keeping with the surrounding area.

• An accommodation mix including 2, 3 and 4 bedroom dwellings.

• 35% affordable housing

• An appropriate low density ratio of 25 dwellings per hectare.

• New vehicular and pedestrian access from Sandygate Lane.

• Retention and enhancement of the existing trees and vegetation along the boundaries.

• Dwellings overlooking areas of open space for natural surveillance.

• Informal open spaces within the development together with enhanced landscaping.

• Properties set back from boundaries with well proportioned gardens, similar to those found in the close proximity, which will also create buffers to existing dwellings.

• Views maintained to the west.

• Sustainable homes that meet NDSS (Nationally Described Space Standards).
